Abstract

The Nigerian real estate sector has traditionally been dominated by conventional ownership models that require high capital outlays, prolonged transaction processes, and offer limited opportunities for small and medium-scale investors. Conversely, fractional ownership models have emerged globally as innovative approaches which enable multiple investors to share legal ownership, usage rights, and returns from a single property, thereby reducing entry barriers, spreading investment risk, and promoting broader market participation. Understanding the impact of fractional ownership in Abuja, a rapidly growing city with high residential demand and premium property values, is crucial for guiding policy, enhancing inclusive investment, and stimulating sustainable real estate development. Hence, this study investigated the availability, benefits, adoption factors, and challenges of fractional ownership models in Abuja using a quantitative survey approach. Data were collected from 220 real estate developers registered with the Real Estate Developers Association of Nigeria (REDAN), and analyzed using Weighted Mean Scores and ranking techniques. Findings indicated that traditional ownership models remain more prevalent, while fractional ownership though provides key advantages, including reduced individual capital requirements, portfolio diversification, improved access to high-value properties, and collaborative investment opportunities are not well adopted and practiced in Abuja. More so, its adoption is largely influenced by regulatory clarity, market awareness, and perceived profitability, whereas legal uncertainties, limited awareness, and coordination challenges constrain its implementation. The study recommended strengthening regulatory frameworks, promoting awareness, adopting professional management practices, facilitating financing, leveraging technology, and encouraging stakeholder collaboration to enhance adoption and sustainability.
